I would like to tour a unit. What do I need to do?

The Placita Escondida Sales Office is currently closed for tours until August of 2022.

 

Please fill out a form on the website or call 520-290-5700 to reserve your spot on the reservation list. A Placita Escondida sales team member will reach out for tour availability closer to August.

When will new units be available?

Phase 1 of Construction is sold out.

Phase 2 has an estimated completion date of winter 2022/2023.

 

Due to delays associated with the with the ongoing COVID-19 pandemic and supply chain issues, this timeline is fluid and subject to change.

What is the pricing of each floor plan?

How much are HOA Dues?

The HOA is currently $225.00 a month per unit. The Placita Escondida Homeowners Association has completed a projection that HOA dues will continue to be $225.00 through the year 2023.

What does the HOA include?

HOA Dues currently cover exterior maintenance including: exterior paint, fire protection, community roads, patios, roofs, and landscaping, all common area maintenance, pool and spa, water, sewer, and trash collection. HOA dues will also cover the new clubhouse area and security entry gates.

Can I buy a garage unit? How much does one cost?

On-site single car garages will be available for a limited number of owners. Pricing will be determined at a future date. Please register online to make a reservation for a unit garage. Unit garages will be sold on a first come first serve basis.

Can I rent my unit?

You may rent your unit. Both long or short term rentals are currently allowed at Placita Escondida.

Will you manage my rental?

We do not manage rentals, however we can recommend property management companies that manage our own rental properties.

Do you have units available for rent?

We do not. We are a condo sales office only.

What type of financing is available?

Low money down financing is available for eligible borrowers with down payments as low as 3.0%.

Can I use my own lender?

You can use your own lender. However we were able to obtain special Fannie Mae, Freddie Mac financing that is not usually available for condos. Our lender specializes in this and is well versed on the project. We may run into issues if you bring in an outside lender not familiar with the project. Any potential purchaser must be prequalified.

I am ready to buy a unit. How do I proceed?

You will need to schedule an appointment to come into our office with one of our agents to sign our specific construction contract. You will also need to bring a cashiers check with your deposit in order to hold your unit.

Can I use my own Realtor?

You may bring a cooperating agent. Payment of Broker Co-op requires Broker or agent to register their buyer prior to the first visit, accompany their buyer on their first visit, and comply with the Buyer Broker Agreement.

Can I use my own Title Company?

All title work must be done through the designated Placita Escondida Title Company.

I have a Placita Escondida unit I would like to sell. Will you buy my unit?

Yes, we will buy any unlisted and existing Placita Escondida units that are individually owned, regardless of condition.

Are there options for upgraded finishes to choose from for my new unit?

Every Placita Escondida features high-end finishes including LVT flooring, quartz or granite countertops, soft-close cabinets, widow coverings, and more. There are more upgrades that are available an additional cost.

Are pets allowed?

Yes, pets are allowed. Under current community rules ad regulations, up to two house pets can be housed in a unit.

Will there be covered parking?

Yes, each new unit will be assigned one newly constructed covered parking space.
